Green measures are an integral part of Primarc's building plans

Kolkata, May 10 (IBNS) Implementation of environment-friendly measures is not only key to reduce the carbon footprint but also important to help buyers of residential properties to enjoy a better quality of life, agrees eastern India’s leading real estate developer Primarc.

According to the Indian Green Building Council (IGBC), green concepts and techniques in the building sector not only address issues like water efficiency, energy efficiency, reduction in fossil fuel use in commuting, handling of consumer waste and conserving natural resources but also enhance occupant health, happiness and well-being.

Green homes are healthier, more comfortable, more durable, and more energy efficient and have a much smaller environmental footprint than conventional homes, says the US Green Building Council.

Talking about Primarc’s popular Southwinds project, which is coming up on the southern end of the Eastern Metropolitan Bypass (EM Bypass), Siddharth Pansari, Director, Primarc Group said, “At Southwinds our commitment is to ensure a healthier and happier life for our buyers and their families. Which is why we have come up with smarter and responsible ways to combat environmental crisis. From using environment-friendly materials to preserving water and promoting sustainable development activities, our effort is to serve for a cleaner greener future, thus providing our buyers with a better life.”

A look at Southwinds reveals some of the key ‘green’ features adopted by Primarc.

Lighting of the building has been designed to reduce the Lighting Power Density (LPD) in the common areas and exterior of the building.

The use of highly durable, fire-resistant and eco-friendly fly ash bricks along with use of energy-efficient glass in the façade will not only reduce the heat load of the building but will also help buyers in reducing the use of air-conditioning in summer and save on their energy costs.

Topsoil preservation by maintaining a landscaped garden and creation of a sediment basin to harvest rainwater as well as prevent the washing away of top soil are some of the green measures in place.

Not only for Southwinds or its flagship project Astitva in Kankurgachhi, Primarc has planned to incorporate a slew of green measures according to the requirements of building design for its various residential projects.

Use of non-toxic low volatile organic compound (VOC) paint to keep the indoor air fresh, proper ventilation of kitchen and bathrooms, use of high SRI material/white cement tile on the roof to increase thermal efficiency, use of low flow water fixtures to prevent water wastage, use of HVAC and fire resistant systems that do not contain ozone-depleting substances sucha s CFC or HCFC are some of the key measures being adopted by Primarc.

The company has also said that to minimise transport-related pollution, it will try to source local material (manufactured within a radius of 400km) for building construction.

At Southwinds, Primarc has made provisions for solar hot water system for partial service of hot water needs.

Primarc has already won several certifications and awards for the green measures being implanted or planned for its residential buildings.

IGBC has pre-certified  Astitva as the  first gold-rated green residential building  in eastern India. The project has also  won the CREDAI Bengal Realty Award 2015 for ‘Best Green Project in eastern India’.

IGBC has pre-certified Southwinds as a ‘Silver Rated’ Green Residential Building. India's leading credit-rating agency, CRISIL has awarded Southwinds with 5-star ratings under the real estate category.
